Property Maintenance
Insurance
Grace Point reviews the Strata Corporation's insurance requirements on a regular basis and works to ensure it receives the best insurance coverage available at the best possible rates.
Documents
Grace Point acts to efficiently and accurately provide documentation upon request from strata owners, realtors, and other parties. Grace Point ensures the safe storage of strata documents.
Meetings
Grace Point assists the Strata Council to prepare Council and General meeting agendas, book facilities as required, and ensure proper minutes are kept and distributed to owners in a timely manner.
Contractors
Grace Point oversees repairs and maintenance of the property by arranging the preparation of bid specifications and obtaining quotes from reputable contractors at the direction of the Strata Corporation.
Financial Planning
Collections
Grace Point collects the monthly strata fees and other applicable fees such as for parking, move-in, special assessments or fines. Grace Point offers pre-authorized electronic transfer as a convenient method of payment.
Banking
Grace Point administers the banking and financial records of the Strata Corporation. Surplus funds may be invested at the discretion of the Strata Council within limits defined by the Strata Property Act.
Budgeting
Grace Point works closely with the strata council to develop a detailed and realistic annual budget. During the year our monthly reporting includes an income statement and balance sheet complete with year to date tracking of actual to budgeted costs.
Planning
Grace Point applies historical and industry trends data to develop an annual maintenance and operations plan. In addition, Grace Point obtains proposals for an effective, affordable Depreciation Report to facilitate long-term planning.

Orientation
Grace Point provides an Owner's Package of information as a practical guide for problem solving and an effective tool to ensure peace-of-mind.
Bylaw Correspondance
Grace Point corresponds with strata owners and other parties on behalf of the strata corporation to encourage bylaw compliance.
Visitations
Grace Point conducts regularly scheduled on-site visits to identify present or potential problems and meet with strata owners to address concerns.
