We offer complete financial management services to stratas of any size, anywhere in British Columbia. We'll manage your finances, so you can focus on your strata.

Grace Point will handle all routine financial tasks, such as:

  • collecting monthly strata fees via pre-authorized debit, or cheque;
  • receive, process, and pay vendor invoices, consulting with council as necessary;
  • issue notices for unpaid fees or fines, alerting council when payment remains unpaid;
  • open investments, at the direction of council, to earn better interest rates on contingency funds;
  • ensure the accounting records are in full compliance with the Strata Property Act, including having separate records for each fund (operating, contingency, or special levy);
  • provide a monthly financial package with full accounting reports for each fund, including copiesof all bank statements;
  • complete the monthly bank reconciliations for each fund, as required by the Strata Property Act;
  • assit in council's preparation of a draft budget for upcoming fiscal years; and
  • any other financial tasks requested.

Reporting

Grace Point ensures the financial records are fully compliant with the Strata Property Act, including having separate accounting records for each fund. Each month a comprehensive monthly financial package is provided, which includes industry standard reports such as balance sheet, income statement, accounts payable, and more.

Collections

Grace Point collects the monthly strata fees and other applicable fees such as for parking, move-in, special assessments or fines. Grace Point offers pre-authorized electronic transfer as a convenient method of payment.

Budgeting

Grace Point works closely with the strata council to develop a detailed and realistic annual budget. We ensure the council understands the details of their budget so it can be presented to owners in full confidence.

Vendors

Grace Point receives and promptly processes vendor invoices. We work with vendors to receive electronic invoices so that payments can be issued as quickly as possible.
